This contract is a copy of the contract that starts Item 6527, and is labeled on the item 6529, though it is folder 6528. STATE OF GEORGIA, RICHMOND COUNTY THIS INDENTURE made and entered into this ____ day of ____ in the year of our Lord Nineteen Hundred and Twelve, between Maurice Walton, of said County, as party of the First part, and Anne Twiggs Taylor, as party of the Second Part; WITNESSETH: That said party of the First part, for and in consideration of the sum of Twenty-Five Hundred Dollars ($2500.00) cash in hand paid him, by the party of the Second part, at and before the sealing and delivery of these presents, the receipt of which is hereby acknowledged, has hereby granted, bargained, sold, conveyed and confirmed, unto said party of the Second part, their heirs and assigns; All of that lot or parcel of land in the City of Augusta (formerly Village of Summerville) in the County of Richmond and State of Georgia, having a front of one hundred (100) feet on the South side of Williams street, and running south between parallel lines, having a depth of 164.25 feet on the Eastern boundary, and a depth of 166.25 on its Western boundary, and designated on a play of lots made for Maurice Walton by John D. Twiggs, Jr., C.E. in March 1905, said plat recorded in Book 6X's page 35, and to be recorded as lot No. 10. Said lot herein conveyed is bounded North by Williams Street; East by lot No. 11 of said plat; South by Lot No. 3 of said plat; and West by lot No.9 of said plat. The property herein conveyed is a portion of a tract of land originally known as Lot No. 4 on a plat of propery of Thomas Cumming, recorded in Book LL, page 384; and which passed from said Cumming to Andrew Lowe and Company in 1818 (U654); thence to John Moore, in 1835 (W. 267); thence to Eliza Moore, in 1849 (2D's 370); thence to William A. Walton in 1853 (VV 58); thence by inheritance to Maurice Walton, the grantor, he being the sole surviving heir of William A. Walton. TO HAVE AND TO HOLD the said above described lot of land, with the appurtenances, and every part thereof, unto the said party of the second part, here heirs and assigns, in fee simple forever. And the party of the First part, his heirs and legal representatives, the said lot of land, and every part thereof , unto the said parties of the Second part, their heirs and assigns, against him the said party of the First part, and against all and every other person, or persons, whomsoever shall and will warrant and forever defend by these presents. IN WITNESS WHEREOF the said party of the First part has hereunto set his hand and affixed his seal, the day and year first above written Document is unsigned.
