State of Georgia Richmond County This Indenture, Made the third day of September in the year of our Lord one thousand eight hundred and seventy-three Between Antoine Picquet of the said State and County of the first part, and Josiah Sibley, Trustee of Emmiline W. wife of Charles H. Sibley of the second part: Witnesseth, that the said party of the first part, for and in consideration of the sum of one thousand and ten dollars ($1010) to him in hand well and truly paid by the said party of the second part, at and before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged, Hath granted, bargained, sold, released, connveyed and confirmed, and by these presents Doth grant, bargain, sell, release, convey and confirm unto the said party of the second part and his successors, all that certain lot, piece or parcel of land situate, lying and being in the said county and State, on the waters of Butler's Creek, taken off the Eastern side of a tract of land of three hundred acres and eighty eight one-hundredths of an acre, belonging to the said party of the first part: Containing two hundred and two acres and eighty five-six hundred and fifths of an acre (202 85/605) Bounded on the North East by lands belonging to Walker; on the East by lands belonging to said Walker; on the South Eas by lands belonging to Ward; on the South West by lands belonging to the Estate of Gibbs; and on the North West by lands belonging to the said party of the first part. Together with all and sigular the rights, easements, ways, membrs,hereditaments, and appurtenances, to the said lot, piece or parcel of land, being, belonging or in any wise appertaining, and the remainsers, reversions, rents, issues and profits thereof, and every part thereof: To have and to hold the said lot, piece or parcel of land and all and singular the premises and appurtenances thereunto belonging, as aforesaid, and every part thereof unto the said party of the second part and his successors In Trust Nevertheless, and to and upon the same uses trusts limitations and conditions as are expressed in a certain deed made by Charles H Sibley aforesaid to Josiah Sibley, Trustee bearing date the twenty-sixth day of June in the year eighteen hundred and fifty-seven and recorded in the office of the Clerk of the Superior Court of said county in Book 1616 at folios one hundred and fifty-seven (157) and one hundred and fifty eight (158) And the said party of the first part, and his heirs, executors and administrators, the said lot, piece or parcel of land and premises aforesaid, and evry part thereof unto the said party of the second part, and his successors in the said trust, against him the said party of the first part and his heirs, executors, administrators and assigns, and all and every other person and persons whomsoever lawfully claiming or to claim the same, shall and will warrant and forever defend by these presents.
